Bernard Kopczynski started KOP Construction in 1946 after serving in the United States Air Force as a B-29 pilot trainer. “Kop” as he is known, gradually expanded the small cabinet business into the building construction field starting with small remodels and commercial buildings.

The most recent  renovation was performed from 1985-1988. The plumbing, mechanical and electrical construction for the main building and cottages was completely redone. Upgraded piping and air exhaust posed a particular challenge to allow venting through the attic and roof structure. The interior work required striping existing finishes, re-sanding and rebuilding doors, windows and various trims and molding prior to new finish coat.  Roofing required new slate tiles and reconstruction of existing gutters and drain lines. Existing hardwood flooring was replaced in some areas and sanded, re-sealed and refinished.

Holy Names Academy Apartments

This building was an eclectic collection of 19-century revivalist architectural style. In order to maintain the historic character of this magnificent 1891 structure the following was successfully accomplished; retention of the existing hall width, wainscoting and moldings, doors, transoms and casings wherever possible, and reuse of the original doors and surrounds for new openings.  The 2nd floor auditorium was removed and replaced with the corridor and apartments.  The 3rd floor of the south wing housed the school’s chapel.  A new 4th floor level was constructed to utilize the space that was previously the vaulted chapel ceiling; apartments and corridors were added on both levels.

This building was built in the 1900’s and has over 42,000 sq ft in 7 stories and had served many different functions, to include, a funeral home and a buggy repair business.  All the space was converted to office and tenant space. This building is on the National Historic Registry, and thus posed some unique challenges. The front facade terracotta was in very poor condition and a large amount of epoxy injection was done to salvage this building. Some of the missing pieces required molds made and shipped to Italy for casting.Work on all the marble flooring and wainscot involved re-polishing and the existing woodwork and doors were refinished in our Cabinet Shop.

The Liberty Building

This building was completely revamped from the basement to the roof. The exterior restoration included brick re-pointing, window replacement, tile and roof replacement. Two new stair towers and an elevator were added in the interior. Some existing structural beams and joist bearing lumber was strengthened with earthquake ties and hangers. The interior renovation included the construction mill work for ALSC Architects and the remodeling for Washington Mutual Home Loan Division and Aunties Bookstore. The center atrium was removed and the atrium skylight replaced.  All handrails and guardrails were replaced to their original state along with various wood trims and columns.

The three historic renovations to the original Campbell Lodge by KOP Construction Co. occurred in 1976, 1988, 1989. The final phase of historic renovation occurred in 1996-1997 and included complete site utilities, windows, interior cabinets and  woodwork, complete new mechanical and electrical systems, and floor coverings. All interior woodwork was refinished to its original state by striping and repainting or new lacquer.  The paneled windows and doors were rebuilt in KOP Cabinet Shop to the original architecture.

The project consists of a new 11,200 square foot, one story community building with a  commercial style kitchen, large reception hall room, nursery, several meeting/classrooms and bathrooms.  Parking lot and site improvements complete the project. An attractive brick veneer and an asphalt shingle roof complement the building. An excellent team of subcontractors can share in the credit for a quality project that ran smoothly and ended up on schedule and on budget.

The Fix Building was designed to serve as the community clubhouse for that complex.  It was named as a tribute to Bill Fix’s remarkable charitable efforts over many past years.  A clerestory of high windows produces a large, naturally illuminated meeting room.  The multi functional layout is enhanced by full kitchen and bathroom capabilities.  Inner décor features an accent wall finished with a pleasing artistic blend of colored drywall finish.

Raspberry Ridge Apartments

Raspberry Ridge is a fifty-one-unit project that serves low-income families in the agricultural   community of Burlington, Washington. This project utilized a low E and argon filled glass for energy conservation.  The heating system was a hydro air and bio radiant air system, which operates 30-50% more efficient than conventional forced air systems.  The walls includes a high-density batt insulation system, which further reduces heat loss. The biggest challenge on this project was the site.   The entire site had to be raised a total of nine feet to which placed it several feet above the high water of the most severe floods predicted.

The LDS East Valley, Sullivan & Stake is a Legacy structure consisting of 24,460 square feet. The sophisticated wood frame of this building uses a combination of not only dimensional lumber but also LVL, The roof framing system that goes with this building is quite remarkable since it not only uses large Pre-manufactured roof trussed to span the chapel and cultural hall but a combination of glu-lam beams, I joist, dimensional and LVL to round out the framing of the roof. Beside the chapel and cultural hall the building also has educational centers, meeting rooms and several offices. All finished are of the highest quality.

Golden West Lodge

The Golden West lodge is located in a beautiful setting at the end of Chelan Lake in Washington State. This remote area can be reached only by boat or plane. Construction operations involved a complete restoration of the interior and exterior of the Golden West Lodge and construction of a new residence for park service employees.  The 2-1/2-story lodge was lifted off of its foundation and suspended while a new basement was built and the original stone foundation was reinstalled.  The main floor was restored to its original historic condition and the upper floors were remodeled into offices for the park employees.  An elevator was added for accessibility to all floors and many structural and seismic upgrades were done to the wood frame of the structure.  The exterior restoration involved replacing the entire roof assembly and removing, refinishing and reinstalling the original wood siding.

Buena Nueva Housing

This was a 26 unit housing project, and 2,400 sq ft community building. All of the main buildings were wood frame with a Southwestern architecture, using all cedar arbors and cedar trellis sunscreens. A 3 ft. deep water table, overlaid with clay, proved to be a difficult engineering problem for both the buildings layout and all the site utilities. Much of the existing soils were unsuitable for structural fill and had to be screened and re-mixed to provide the proper design mix. We also had an early winter in this area.  To solve these problems, our construction management team had daily meetings with the Architects, the soils and structural engineers, the related excavation sub-contractors, and local city-building officials. 

Paradise Guide House

Built in 1920 as a climbing center and dormitory for seasonal workers Paradise Guide House is located at the 5,400-foot level of Paradise on the south side of Mount Rainier National Park in Washington State.  The Guide House is listed on the National Register of Historic Places within the Paradise Historic District and with the National Park Service. Construction operations involved a complete rehabilitation of the interior and exterior, upgrades to fire and life safety, seismic structural bracing and restoration of many historic features.  The entire 3-story structure was lifted off of its stone foundation and suspended overhead while the basement structure was demolished and a new foundation and basement were placed using the original stone masonry.

Sunnyslopes Elementary School

We completely renovated the 22,000 square feet of this 75-year-old school structure. The existing wood and CMU structure received a complete face-lift using a wood truss over build to the existing roof, new roofing, new soffits, a brick wainscot, and Hardiboard siding.  Internally, the floor plan was reconfigured to add a spacious library and music room. The existing septic system was updated with a connection to the municipal sewer system. Adding a new matching classroom wing, administration office space, and gymnasium doubled the original size of the school.

Riverwalk Point is located on nine acres in the city of Spokane.  This project is an environmentally friendly, low-income apartment complex along the Spokane River built for the Spokane Neighborhood Action Program. Included are five buildings with a total of 52 living units of affordable housing.  Energy efficiency was a project goal including the use of  high-efficiency gas-fired heaters in four buildings, and geothermal heat in a fifth building.

The entire exterior masonry, windows, terracotta, slate roofing and roof metal work were restored to their original state. Of particular challenge was the discovery of dry rot on the upper floor and roof structure, which required all new wood structural elements, new drain piping and gutters.  All metal copings and concrete copings were either replaced with new or refurbished. The interior classrooms were reconfigured and the existing terrazzo replaced or polished. New entrance way and doors were added with heat mat for exterior concrete walks.

Bello Rio Apartments

This affordable housing community consists of 8 buildings, having 26 units. Eight of the units are two bedrooms with one bathroom and are configured into 4-plexs. There are also sixteen units’ that are three bedroom town houses with a bath and a half and are configure in four 4-plex’s. The remaining two units are located in one duplex town house with the units having four bedroom and two full baths. There is building that has a community room and office together with a maintenance area that provides for storage for all equipment and supplies to maintain the facility.

This affordable housing community consists of 6 buildings, containing 22 units. Twelve of the units are two bedrooms with one bathroom and are configured into 4-plexs. The remaining ten unit’s are three bedroom town houses with a bath and a half and are configure in two tri-plexes and one 4-plex. There is also a maintenance building that provides for storage for all equipment and supplies to maintain the facility. In conjunction with the maintence building there is a room for the water booster pumps that service the community.

Riverview Village

This is a planned community servicing a full array of retirement needs.  It consists of 9 duplexes offering 18 luxurious living spaces located a block away from the Spokane River. A solid grouted, CMU masonry wall that serves as a sound and fire barrier between the two sides of the duplex units. They are heated with cozy floors heated with in-the-slab hydronic tubes. A high efficiency, dual-purpose water heater heats the domestic water as well as the water run through these tubes.  Flooring surfaces over the concrete slabs are laminated wood, carpet and sheet vinyl. They have gas fireplaces, granite countertops, under mounted composite sink drop down breakfast counter and under cabinet lighting.

Friendship Gardens is a senior housing facility built for the East Central Community Organization of Spokane, WA.  Sponsored by HUD, this worthwhile facility will provide low-income seniors a quality environment to live out their golden years!  The design is by Zeck Butler Architects and features 24 one-bedroom apartment style living units plus a two-bedroom manager’s living unit.  The two story building features an elevator, a multi-purpose community room with a kitchenette, dual laundry rooms with multiple washers and dryers both upstairs and down, and a downstairs library/reading area and office.

Historic reconstruction of the mansion, staying true to the original Italianate/Mission or Florentine style built in 1924, after a fire destroyed it in 2009. The damaged mansion was dismantled down to its mortared rock foundation. Significant pieces, including roofing tiles and rock chimney stones, from the old building were set aside for use on the exterior.Wood and steel framing were placed on a new concrete slab inside of the former rock foundation. New walls were layered with a of replica stucco. Interior spaces were redesigned to meet new needs, including offices, bedrooms, a board room, gathering areas, a new kitchen and tasting bar. The old foundation was incorporated into the new structure as a façade wall on the lower level. An old sun porch, with its arched rock openings, was brought inside the lower level .There were also upgrades to the electrical service and a required 30,000-gallon water tank was added.

These are attractive three two story buildings at Sunset Drive and two two story buildings at the Nelson Road.  All of the separate buildings were joined with common breezeways.  The sites feature easily accessible sidewalks to promote a walk able community.  The landscaping is low maintenance with automatic irrigation and includes garden plots for tenants to grow their own produce. The buildings are extremely energy efficient and boast energy star light fixtures, doors and windows, low flow plumbing fixtures, efficient HVAC heat pump systems, engineered and sustainable wood products, and low interior VOC glues and finishes.  The project also implemented construction waste recycling, which included woods, metals and cardboard to help minimize landfill dumping.

This attractive, three story building offers a comfortable living environment for senior with 37 one-bedroom apartments. The exterior boasts a masonry wainscot and entry, hardie lap siding and trim, a sun trellis and a covered drive up loop with a water feature. The interior has high vaulted wood ceilings in the lobby and has several common areas, including a Media Room with kitchenette, a reading library, a computer room and laundry rooms on each floor.

Lilac Terrace is a three story building with a partial basement. All four floors are serviced by twin elevators. Hardie lap siding and a 50 year asphalt roof add longevity to the building exterior. Common areas are heated with hydronic heat. The building is complete with a trash chute system, a full fire sprinkler system, fire alarm systems, fiber optic data service, CATV 5 and Voice wiring to each living unit and office, a emergency call system, a paging system, and CCTV surveillance in the corridors. Building access is controlled utilizing a keyless entry system activated by individual “fobs” on each tenant’s key chain. These activate the automatic doors at each entry.
